Introduction
House prices reached a peak in the summer of 2007, and went into steady decline thereafter. As prices started to fall, mortgage lenders responded by tightening their lending criteria, so that affordable mortgage finance became less and less available to prospective buyers, particularly first time buyers and those with poor credit ratings. High Street lenders are starting to reduce the minimum deposit for their best mortgage deals to make them available to a larger cross-section of borrowers, but the fact remains that the price of the average U.K. home has fallen nearly £45,000, to just under £155,000, since 2007. In fact, as many as 5 million U.K. homeowners are considering renting out their properties, simply because they cannot sell them, without making a loss, under current market conditions.
Surviving the Recession
The first thing that you need to recognise, if you are attempting to sell your home in the recession, is that market conditions are tougher than they have been for many years, and the process is likely to involve a fair amount of work on your part, and/or on the part of your estate agent. If you are using an estate agent, you need to make sure that he, or she, is taking every step possible to bring your property to the attention of prospective buyers. This may include newspaper and/or magazine advertisements, website listings, etc.. Of course, if you are selling your property without an estate agent, you need to obtain the same level of coverage.
When its comes to your home, itself, prospective buyers tend to base their decisions largely on look and "feel", rather than potential, so you need to make sure that every aspect of your home is attractive as possible. If your front gate, or front door, is flaking paint, or your front garden is unkempt or overgrown, prospective buyers may be dissuaded from making you an offer, even before they have stepped in through your front door. Minor cosmetic items - including, for example, replacing dated electrical switches and sockets with brand new ones - need not cost you a fortune, but, in combination, can have a powerful effect on a prospective buyer.
Other money making tips
for surviving the recession include investigating the cheapest deals on utilities,
such as gas and electricity, and other services, such as mobile phone or broadband
Internet, and paying off a significant lump sum on credit cards, rather than
just the minimum payments.
