You Do Not Need An HIP When You Sell To An Instant Sale

If you are selling your home you will need an HIP, as it is now law that all residential properties in England and Wales coming on to the market must have a Home Information Pack, or you will face a £200 fine. This is the law and the fine stands for every instance you are caught advertising without a Home Information Pack.

Scotland has its own version, which is called the Purchaser Information Pack. It differs in that it will contain a mandatory survey document. Ireland is not required to have Home Information Packs, but will need Energy Performance Certificates.

Certain properties in England and Wales will be exempt from these regulations including properties that have non-residential use, holiday lets and seasonal accommodation, mobile homes, portfolios of properties, properties for demolition and dangerous properties that are not occupied.

New builds are also required to include a certificate to show that the home meets the current building regulations or the Code for Sustainable Homes.

From the 6th April this year, it will not be sufficient to market your home by just instructing the go ahead for a HIP and not actually have it completed, as you will need one before you can start marketing.

Allowances will be made if certain, hard to get documents are missing from your home information pack. These include local searches, leasehold or commonhold information, drainage and water search and if unregistered, evidence of title.
